Chalcroft Construction has begun work on a £3.5m speculative new-build project. The company has been engaged by Newable Property Developments Ltd to design and construct a new 5,010m² industrial building that could be used for offices, general industrial or storage and distribution.
The building has been designed to offer maximum flexibility for office and storage space, as each of the three separate units has the facility to accommodate office and welfare space using mezzanine floors of up to two levels.
Additionally, divisions between the units can be removed to accommodate companies requiring larger warehouse space.
Paul Morley, Chalcroft’s Managing Director, said: “It’s fantastic to be part of a project that will see a site gain a new lease of life, and offer up an opportunity for businesses to be located in brand new premises.
“As with all of our projects, a lot of work has gone in to the early stages of this scheme, and close communication with those directly involved will ensure the delivery of a superb new unit at this site.”
As Principal Contractor, Chalcroft will also carry out external site works including the creation of three new entrances to the site, hard standings, car parking, fencing, landscaping and drainage.
Existing structures had been demolished prior to Chalcroft’s arrival on site but work to level and compact the site has been undertaken by Chalcroft using specialist dynamic stone compaction techniques, whereby 10-tonne conical weights have been systematically dropped into the ground on a pre-determined grid to introduce in excess of 500 stone piles. This little-used technique is ideal for land that has been reclaimed and infilled, so that foundations can then be dug into a stable ground layer.
Following the significant groundwork phase, steelwork is underway and construction will continue throughout the summer, with work scheduled to complete in November.
This site is one of Newable’s three sites in development. The company “identifies, acquires and redevelops brownfield sites, revitalising run-down or dormant areas, to produce new facilities for businesses in which they can flourish, creating and sustaining jobs”.
Once complete and fully let, the property will transfer to Newable’s investment portfolio, which currently manages 10 light industrial parks, covering around 30,000m² of workspace, creating homes for nearly 250 businesses.
Chalcroft are working closely with P2M UK, construction consultants who are acting for Newable throughout the project, from the planning and design stages, through to tendering and during construction.
